Philadelphia’s oldest Private Money Lender. What’s a private money loan? It’s a loan based on the qualifications of the buyer, the deal, and the exit strategy. The loans provided by Prime are not solely based on the credit of the borrower. All Philly deals do not qualify for conventional financing. Some of the deals you will encounter are great but require some creative financing as well as acquisition and construction strategies. This is where Prime Funding steps in.

| It is up to you the investor to locate qualified deals that make financial sense. The loan terms are simple: |
- 6 points of the loan amount. (i.e. - $30,000 loan cost $1,800)
|
- 16% interest only for one year (i.e. - $30,000 loan cost $400 a month).
|
|
- A 650 minimum credit score subject to lender approval.
|
- 6 Unlike many other lenders Prime will only charge the 16% on monies drawn from the loan amount.
|
- Closing within 7 days of clear title.
|

Investor note: It is understandable for investors to think that 16% interest is too high to pay especially when you have good credit. Here is where experience kicks in, if the deal you are considering cannot be financed by a bank for a low interest rate because of its condition, zoning, or time allotted to close then you may loose the deal. But if you do your numbers and can make this deal work at 16% interest within the year provided by Prime then the deal is surely destined for success once you refinance into a conventional mortgage rate. In many cases investors have carried some of the monthly cost and once refinanced their cash flow has increased by over 40%.

Real Investor Example: Commercial Apartment Building Purchase $127,000 Private Money – included purchase and renovations. Refinance in 4 months for $148,000. Prime was paid off and the investor walked away with over $20,000 at the settlement. If the investor would’ve turned down the deal because of the interest rate then neither the monthly cash flow nor refinance money would have been possible. |
