The New Development Initiative (N.D.I) a 4-year strategic, aggressive and profitable neighborhood development plan which addresses the lack of and need for quality, affordable and modern residential housing. The selected area is within an “Already” expanding and emerging neighborhood. It’s currently and rapidly moving in the direction of becoming the Next Thriving Hot Market in Philadelphia. This selected area now includes:

A Strong, modern public transportation system in a heavy transit oriented district, including two main subway stations, a bus depot, and an active trolley system.

Major Private and government supported anchors such as Temple University Hospital & the New Temple University of Science & Medicine Building (Opening May 2009).

 
 

Major franchises (Citizens Bank, McDonalds, Rite Aid, H&R Block etc…)

A heavy local business presence and growth (Doctor Offices, Day Cares, Markets, Restaurants, Salons, Small Business Offices etc)

Heavy vehicle traffic through the main streets and avenues such as Broad St, Erie Ave, Allegheny Ave, Tioga and many more. Started in January 2005 and completed in December 2007 F.I.V.A. Corp and it’s affiliate companies launched and completed a two year test pilot program for the N.D.I Venture to be launched in Spring 2008. The purpose of the test pilot program was to assure that the market would support the concept, idea, & strategy implemented for the N.D.I.  The anticipated results for the N.D.I Venture could only be proven and validated with the actual purchase, renovations, rentals, refinances, and valid certified appraisals of the selected units within the selected N.D.I. area.


The project undertook an unprecedented turn for the better when the rental amounts, appraisal amounts, accepted refinances, and current values exceeded the preliminary forecasted results by F.I.V.A. Corp. Below we have detailed the results of 15 of the 25 rental units targeted in the test pilot program. The addresses are not revealed for the privacy of the owners and investors but the figures are accurate and verifiable.

The spreadsheet breakdown includes 7 buildings,15 apartments. These units were selected for you to review due to the time frame of renovation and purchase, all within a three (3) year window showing you 2005, 2006 & 2007 results. The selected units are within the N.D.I. Venture area, and are all currently rented to full capacity (except 18** W Erie, which has a waiting list of approved tenants but is under renovations).


Currently F.I.V.A. Corp is working on 2 investor duplexes which are under full renovation within the N.D.I. Venture area. F.I.V.A. N.D.I. Revitalization Project for the following reasons:

Major multi-million dollar development & revitalization plan approved on Broad St North. The North Broad St Revitalization Project is scheduled to develop 17 blocks of Northern Broad St from Spring Garden Street North to Glenwood Avenue. This is just a few blocks from the N.D.I Start point, Allegheny Avenue. This project is brought by the City of Philadelphia, Non-Profit Organizations, local businesses, private developers, cultural institutions, and other private entities together in a collaborative effort to revitalize North Broad Street. It brings forth a new, vibrant arts and entertainment environment. The Temple University School of Medicine and Science & Temple Hospital: The T.U.S.M.S is scheduled to open it’s doors May 2009, and is a major development and accomplishment for the community, area, City of Philadelphia, and Temple’s Medical Institution. With over 500,000 square feet of new university space, and a state of the art medical and science environment, this new University is a major supporting factor to the enhancement, development, and progression of the selected N.D.I. Abundance of Available Real Estate: This consists of large collection of multi-unit and mixed-use properties, as well as large single family homes with possible multi-unit conversion. There are hundreds of large 2, 3 & 4 story properties, elegant and original in structure, with enough space to make 2-4 apartments in each building based on approved zoning and qualifications. There is also a good inventory of residential apartment complexes consisting of 5-24 units available for sale.

The Longest straight street in America is Broad Street which has an average 1 car a second passing through the N.D.I area totaling 86,400 cars a day for increased visibility and exposure. This exposure provides maximum visibility to the area, and increases the interest for iN.D.I.viduals to move in and relocate as well as to witness and experience the changes taking place within the area.

4 Police Forces in the Area: The N.D.I. area is one of the only neighborhoods in Philadelphia that is granted four active police and security services. The Philadelphia Police Department, Philadelphia Transit Police, Philadelphia Parking Authority, and the Temple Police Department are all actively patrolling and servicing the N.D.I. neighborhood, providing a safer quality of life for all it’s citizens.

The Philadelphia Police (PPD): The 39th District has patrol cars in this immediate area. The PPD has closely monitored cameras with flashing blue lights at major intersections to reduce crime in highly populated areas.

The Philadelphia Transit Police: Both subway stations and bus depots are monitored and patrolled by foot officers, patrol cars, and stations officers at the terminals.

The Philadelphia Parking Authority: Walking officers are actively patrolling and servicing the parking environment of the N.D.I. Zone.

The Temple Police Department: The Hospital Area, Temple University of Science and Medicine, and the surrouN.D.I.ng area are patrolled consistently by this department.

New construction: Developments are already taking place in the immediate area of the N.D.I. Zone. All along the major corridors of Ontario St, Erie Ave, and 16th St. you can see signs of the new construction taking place. The development sites of future buildings further supports the area values.

Available Land & Commercial Districts for Phase II of N.D.I.: This consists of “an extension to the N.D.I. project but focuses on the development of commercial properties.) Area. If your address box reads: 3176 N Broad St you are now approaching Broad St and Allegheny Ave. This is the beginning of the N.D.I. Zone northbound on Broad St. This is also a subway station and bus depot. This is also the beginning of the Temple University Hospital and it’s affiliated buildings.

If you look to the left, these businesses were once abandoned lots and buildings which were revitalized within the last few years and are all thriving businesses and franchises. On the right hand side of Broad St north you have the Hospital.

The renovated units will be designed with modern, stylish layouts not currently found in the rental competition. When a consistent design pattern and overall change is taking place within your investment area the values of your investments become stronger and more justifiable. These completed projects aide the home appraiser in developing an estimate market value. Once that figures is recorded, the next investors, which are part of the N.D.I. There are only 48 investor slots for qualifying members to participate in the N.D.I. Venture. The criteria qualifications are as follow:

Credit: Each N.D.I. investor must have there credit analyzed by a F.I.V.A. Corp approved broker or lending institution and you MUST have a minimum middle score of at least 620 when entering the N.D.I. Venture.

Deposit: Each qualified member must provide a $1,000 certified deposit check to be held by F.I.V.A. Corp and applied towards your down payment & purchase of a property within the N.D.I. Zone.

Yearly Membership Due: A $1,000 certified check made payable to F.I.V.A. Corp is required prior to your purchasing your first N.D.I. deal. This due is to be paid upon you qualifying and becoming an N.D.I. investor. Investors may pass on deals they deem not viable for their particular portfolio. More information on the purchasing process will be posted on Sept 2008,

Each N.D.I. investor/member has the opportunity to earn high returns on their investments while creating a passive income wealth portfolio in an appreciating area. 

Example for members who purchase the required 6 units within 3-4 years.

Purchase and renovate two duplexes in year 1 (we are using a 12 month windows as the 1 year example, we are not using January 1st as the 1 year marker) for $106,000 per unit, totaling $212,000.

These units are valued individually at $145 - $152k. So average conservatively $290,000 in total value giving you an immediate equity spread of $78,000.

Unit Type: Duplex with a two bedroom unit on floor 1 and a 3-4 bedroom split level on floors 2 and 3.

Expense Breakdown: Mortgage and expenses are roughly $1,100 a month with tax, insurance, management and mortgage per unit. 


Itemize the expenses: Tax $50 a month, Insurance $100 a month, Management $150 a month (Based on two units), = Mortgage $750 a month P&I = a total of $1,050 a month. These figures are based on the average existing tax, insurance, and management cost for the test pilot properties within the N.D.I. area serviced by F.I.V.A. Corp and affiliated companies.

Income: Apartment 1 the 2 bdrm unit rents for $625 a month. Apartment 2 the split level unit rents or $750 - $825 a month. Your gross monthly income is $1,400 a month. Minus your monthly expenses of $1,100 a month, leaves you with $300 a month passive income per building. 

Now multiply the instant equity times 3 since the $78,000 above is based on 2 duplexes and your N.D.I. participation requires you to purchase 6 in total minimally. So you have $234,000 in equity for all 6 units. $1,800 a month passive when fully occupied. Totaling $600 a month for two units. And $1,800 a month at the completion of your 6 unit purchases. Please note, these figures are based on a set rental amount, we are not factoring in rental increases and extended appreciation within the 4 year window. Those will just be additions to the already profitable investment.
